Truth of Maithri Developers 

I am writing this Letter concerning about Maitri developers I booked the flat under construction in 2010 July, guaranteed me have power over in “December 2011″, they just finished 2nd flooring bit of this 5 flooring apartment building. By means of agreement, I am allowed to get 15% fine once-a-month and or even I am allowed to get 15% interest for the compensated amount from the date of expenditure if possession is not given by February finishing point 2013. I by no means made any behind schedule payment since from my end. When I asked for an my possession, they gave me 2 choices, 1 was purchasing back the flat from me with a small amount and I Agree to take on that offer. They pay through cheque for the amount but the cheque got bounce due to insufficient amount in the account. Now they guaranteed me a close to period for the payment but I don’t believe I will get it. So I am giving out them before 45 days from the cheque recurrence date a legal notice telling them to pay my money within 15 days of time. Or else I will take an action as per 138/Negotiable implements act. What do you think about my case? I don’t want to reveal the name of my mine now, which is very new to this. They have only completed vaswani Reserve, Sarjapur road project and Vaswani Brentwood, Marathahalli projects under development (all tall constructions nearby to Maitri Builders & Developers) I will express you the name after the date of my money gets credited if they don’t make the me the payment.

I am cheated very badly by Maitri Developers. I have registered my flat in Bangalore in 03/11/2011 by partly paid and remaining amount applying home loan. The Home loan was disbursed partly based on the development of the project. The Home loan was completely paid to builder on 10/8/12. But till Jan 2013 the flat is not finished. Then i bare the expenses and completed the work with more than 50,000 in March 2013. I somehow completed my flat but there are more issues:
1. He is not fulfilled his promised amenities
a) Parking place not allotted for us. – He has not provided the Bore well.
b) No water connection is provided from municipality
c) No Taxes are paid till now.
d) Back-Up system not installed
e) He is not given occupancy certificate
2.
a) Constructed illegally 4th floor with 4 flats which are not defined in plan.
Remains here way that i can criticize in consumer court and get my repayment?
Please help.

This is to bring in your announcement that I booked flat in Shilpitha Splendour venture in 2010 and made my registering in the venture. Due to some unhappy incidence, I had to demand for repayment on 9/6/2011 and request was defer to with all pertinent legal papers having acceptance from Maithri Developers from then ahead notwithstanding visiting their workplace. Of period and making frequent call, my money was not reimbursed foremost me into thoughtful economic question and emotional torture. In the month of March 012, after solemn thrust back reimbursement officer approved to recompense me all my charges by 2012 April of and gave me a recognized letter (text attached) authorizing the same, nevertheless after one month of outstanding date also there has existed no news and in spite of calling the workplace no. Of period I have not got repayment. I am a female currently based in chennai and roaming/Calling to Bangalore for somewhat which is my right has ran to huge distress and emotional anguish. I am now in procedure of taking lawful act in contradiction of them and I can be communicated on teena1987@gmail.com

Due to views and comments shared on this site, I visited the builder’s Shilpitha Splendour apartments as a potential customer to make an assessment. I am revising this review based on what I learnt.

Staff: Extremely courteous to new enquirers, but I noticed the same lady behaving badly with a customer who had already fallen victim to their sweet talk.

Builder: Arrogant and rude again was seen behaving badly with a customer instead of being courteous.I have captured some of the reactions from the residents:

“Apartments are open and well ventilated, but the workers are unskilled. Be here to supervise their work. Cannot leave the work to builder.”

“Builder has not completed the work on time. In fact the project has been delayed very badly. The supervisor is the man responsible for customer’s frustration”

“Once you buy from this builder, be ready to bring your own tiles, your own carpenter, your own plumber… because builder engages worst guys and even then the work does not get completed… as you remain frustrated for months.”

“Extremely unprofessional people. Shoot yourself but dont buy from this builder. If you have already bought, you have committed a crime. Be prepared to suffer now”

“Supervisors are terrible, Superviser is a money monger. He takes commission from workers and tries to charge me for work he is supposed to do. I am having to stand here for the work that builder is supposed to do to finish my apartment. This is the worst decision of my life to buy from this builder”

Extremely bad customer service. Customers were indeed extremely frustrated. Will not recommend anyone to buy from this builder into annexe, sunflower or any other project.

Misuse Continues on Various Fronts…

Dear All,

Yesterday again the water from Bore near Block-1 of A wing was used to water the roads till the Ganpati Pandhal….this is inspite many occupants already complaining and asking them not to do so…

At this rate with quite a lot of water wastage from the builder’s side, the day is not far, wherein within a year or so, tankers would be needed for drinking water.

Request occupants in the area who see such misuse happening to stop it then and there, which many of them in the building are doing judiciously….

There were also reports of water being taken from Bore of Block-2 day and night for Annexe Construction……

It needs to be checked where do they take electricity from for the construction wor which goes on in the night for Annexe works???

It is imperative, more awareness is created amongst present occupants or people just about to move in on this…

All said and done, the Builders Annexe marketing work is happening at rapid pace, with good number of people visiting on weekends and decent number on weekdays present at office.

The Misuse of the Shilpitha Splendour Borewells continuous again. ….. The road infront of the entrance is being watered everyday !! right uptill the road the where clause or Ganpati Pandal starts ….

I think we all do not take this up with the builder the day is not far before water goes out for just drinking at Shilpitha.

Nester Raga project-which is near by shilpitha is getting tankers and houses are shelling out approx 1200 per month apart from Maintenance for the water since bore wells have gone dry. With no rains this year the day is not far, When occupants at Shilpitha ook will face this.

Please conserve water and use judiciously ………………….. and the builder needs to be sternly Told on this … if he doesnt mend his ways .. …

Use of Borewell Water by Builder

Dear All,

One more nuisance from the builder at Shilpitha Complex:-

The Builder is using the borewell water of the newly contructed block for building his new project Annexe. In his last project he completely finished the borewell water by using it for his purposes.

Pictures of the same are also being attached here for the shameful work he is doing. People about to invest in Annexe please apply your brains 10 times before investing your hard earned money in his project.

Also the builder is using the sump water to water areas in front of his new project. By this way he will clearly finish the water before Annexe is completed….

Attitude of the Builder and His Team

Dear All,

The Builder and his team had agreed with the A and B wing members of Block-1 on some amount as maintenance for 2 BHK and 3 BHK. This was collected in cash at the first month for July, while in August, it was explicitly told to his team, to take the same in Cheque. The team led by one Ms. Shailaja put up a notice saying they need cash again! This inspite of agreeing last time.

People who did not pay up by the 10th September (last date by the builder) had their main electricity meters switched off on account of late payment. This was done without any information. While we understand no one ever has the rights to stop BESCOM meters apart from BESCOM Members.

There were sets of families without the male companions in houses in the afternoon who were not having electricity and were sitting at home in dark!!(literally not knowing what had happened).

There was a mother with a kid in Wing A, who was confused what happened and was feeling helpless at the Parking near kids play area. She quickly arranged some cash and gave Shailaja. Is it what our family members need to go through? after we paying huge amounts for these flats for the builder!! Everythign the builder has taken from advance from us, but what about his work?

Had the builder and team lived upto their commitments and demands and done this step with information, this would have been acceptable, but it was a bit too much and really showed their culture.

The lady member of his team had no remorse whatsoever and is slowly turning notorious day by day in terms of behaviour and attitude. There is no response from her on being questioned about the pending work as well!! the list of pending works mentioned in the first post remains more or less bad only…

This post is essentially for information of all since most of the builders common work is not completed and he is resorting to such dirty tricks under the able leadership of Shrimati. Shailaja.

She apparently has been also blackmailing people under one pretext or the other to collect the corpus fund as well in the new appartments and on asking pending things her standard lines are “HogaSir Hoga”

We wonder where this nonsense is going to end. its high time, people get together and question the builder and his team more actively. please remember if individual houses dont start, this sly attitude of the builder will only worsen.

Hi Suman, I have a flat in Shilpita Regalia, a project by Maithri Developers which is yet to be handed over to the society. You can make a decision based on the following : 1.Quality of construction : 5 out of 10 (Lot of cracks in the walls, cracks in Kitchen Granite, Lot of chips come out and cracks in Vitrified Tiled floors within first 3 months) 2.Quality of Service : 2 out of 10 (The Supervisor is hopeless, You have to make a minimum of 50-100 calls for him to start thinking of doing the job. Every time you call him, he says he will definitely do it next day and the next day never comes) 3.Quality of Material Used : 6 out of 10 (Except for Anchor Switches, wires and Hindware Tap fittings, I don’t see any other quality material used.) 2.Quality of Wooden Work (Doors, Windows, etc) : Pathetic 2 out of 10 (Nothing worth to write) 3.Facilities Provided : Gen Back-up : Goes phut every couple of weeks, Trips even with 2-3 lights and fans, Lift goes out of order every 2-3 days, No s

Hi, I would suggest you to take a visit around Maithri developers other projects locations and make the judgement yourself.. Seeing is believing… Criticisms are always part of developments… Infact I am also interested in their new project splendor…Some interesting facts are pricing at this location,adjacent to ORR, close proximity to Megamore & upcoming mall Arene SoulSpace,KRpuram Rly stn, Byappanahalli Metro terminal, easy access to BMTC bus stops, surrounded by Tech Parks etc etc which will definitely appreciate the value in the coming years.

Hi, I am interested in buying a flat in Shilipita Splendour. Does anyone have positive reviews about the quality of construction by Maithri Developers. I see a negative feedback on another forum about the builder not having the approval plan/commencement certificate on plot. Is this true? Please advise at soonest.

You are right Jayanthi. The builder is not having the approval plan from BBMP at present. But they have got the NOC’s from the concerned depts and still waiting for BBMP approval, since they submitted the plan only couple of weeks back, to BBMP on receiving those NOC’s. These informations i got from the Builder himself. But not sure whether its true. As a matter of fact, this his first ever big project. I have seen his one of his construction in Kaggadaspura, which is a budget apartment with basic amenities. Quality of construction of this new venture should be closely monitored.

hi as i mentioned in my previous reply. I have already booked a flat already. Few things that i saw bfore booking were location, connectivity, and closeness to some major business hubs. I went enquiring abt construction and had a look at few flats that maithri developers had already made. The construction quality of those no amenities flats were ok.the gym that this guy provided was lil sidy but clubhouse was quiet big unlike other small builders those who do it for the name sake. Other things that i liked was it was a no nonsense thing. Most of thetimes builder was transparent apart from when u talk abt completion and plan approval. He keepps shifting dates for which i came up with a rental clause which builder agreed to put in agreement. he is telling approval will be here soon. But i have decided to do an agreement only whenhe gets an approval.so guys if you are liking other stuffs and in no hurry to get possession then you can go with the builder and book the flat. Coz price wise

You all are stupid. How can you book a flat without verifying the documents. Did you observe that there are couple of KFD( karnatka forest department) stones are present near to the entrance of chinaappa layout. who knows that some encroachment has happened on forest land. You guys make builder moral high, by not verifying the documents. Dont rush in booking the flats , verify fully other wise booking of flat may become booking of headache, who knows?

I think you are mistaken.. The Forest Land is the one which is fenced with a green mesh, just at the entrance of Chinappa layout. You can convince yourself just by looking at the markings in the documents & the Khata & Encumbrace certificates…Still, all others who have booked their apartments, it is always wise to verify the docs with a legal advisor….

yes ajuo, I wish you are correct. because I am also planning to book one flat. fenced thing is right side of entrance , but why left side there is another stone of KFD. By the way how can you confirm there no encroachment by seeing the khata and EC? I am verifying the documents lets see what happens.

I called the builder today. He says he has got the approval from BBMP for Block1. The approval for Block2 would come next week. Has any one booked a flat in this project during last one month or so ? Did you verify all the documents ?

I am one of the tenant at shilpitha regalia. The quality of material is 3rd class, every where cracks in wall, tiles, windows, comman area marbles, builder himself is No1 fraud. Will not constuct as per approved plan. Lots of devoiation. Be careful about this builder.

I have booked a flat in Shilpitha Splendor. But now I am concerned about the quality of construction and amenities. I went to Shilpitha Regalia Apartment completed project. I noticed that the tiles of Children play area were just out of place completely. It seems they put tiles on top of wall to get rid of that place. The Gym had 2 Treadmills of domestic make of low range. Normally there is heavy commercial purpose Treadmill for common use. Domestic purpose treadmill will break down if daily usage is more then 3-4 hour. Overall Gym was for name sake. If Shilpitha Splendor will have same quality of Gym then i won’t consider it worth provided the price he is charging. The parking floor was cemented. In good projects I have seen parking area have special tiles with square shape spokes. The cemented floor gives ugly and dusty look. For Badminton court, there was just two pillars and place marked with paint on cemented floor. I would say Builder has just provided space for it wit

Hi I am planning to buy an apartment in shilpitha splendor.. This project has a god location advantage but i am concerned about below points: Has someone got the legal opinion of the documents. How about the water facillity? do we get kaveri water. Many people in the forum are raising complaints about construction quality. how was your personal experience. Hi, today I went to shilpitha splendor and seen it for the first time. I have seen that A Wing 1 block is given to the customers, So just want to know their experince. Pls can some one let us know whether it is worth buying flat in Shilpitha Splendor or not. And also please tell us about whether there is any water problem or not, the promoter said they have applied for kaveri water connection and it will come in another 1 yr, is that true? can we trust them?

Status of Pending Works @ Shilpitha

Dear All,

Welcome to Shilpitha Splendour News. This is an effort to get the builder to complete pending works and not live up to his earlier tricks in last projects

While we see almost all the residents of Block-1 have occupied,
residents on Block-2 are just coming in.

To give you all a perspective, I hear that our builder had issues when he left his last project. He didnt construct the swimming pool the way he promised, and he left theresidents with a huge electricity bill of the common areas absolutely unpaid which had be to be sorted out later…., when he left bore wells were dry(used for construction).
Also presently false promises to some owners that the builder will manage the association for 5 years?

In order to avoid this, its important, we all get together and sort out pending issues. Its high time, we come out as a big group and exert some good pressure to finish pending works….

Most of you would have seen that the pending Works for common items in our building remains:-
1. Gymnasium and other Amneties No where in Sight- Speculations/ rumours are being floated that( based on his past project ) that he might not do it until ANNEXE is complete.
2. KATHA transfer only after project completion & corpus fund accounting paid by people along with its bank details plus interest.
3. Relaying of the side walkways!! – Currently we are told only towards completion ,the ones present are good enough!!
4. The Gen Set- It has hardly functioned this month
5. Connection of Gen Set to the Lift
6. Getting the Terrace in order, which is in a state of Mess right now.
7. Change Room of the Swimming Pool—
8. Common Area Lightings
9. Removal of Construction area connections from the Common lighting meter

Please feel free to post if anything has been missed and do make it a point to attend the general body meeting planned!!!
